Before You Buy a Home: Wealth-Heavy and Weak, Buying with Others, Moving Dates and Facing
BaZi will not tell you which home to buy, but it can show where you personally are most likely to come unstuck: some people have money come easily but cannot carry a large debt; others are drawn into buying with others and lose out on ownership. This page covers the two most common risks and ends with what to get ready before you buy.
1. Wealth-heavy and weak: plenty of money, hard to hold
About 13.2% of charts are wealth-heavy with a weak Day Master. Opportunity and income can look good, but once debt goes beyond what you can carry, the pressure is heavy. In home-buying terms, the usual mistakes are “buying whatever I fall for” and “borrowing as much as the bank will lend.”

- His chart: Zhe is a Jia Wood Day Master, weak, with favorable WoodWater and unfavorable FireEarthMetal. Two Chen branches and a Chou: lots of Earth (Wealth) against a weak Jia Wood.
- 2030 Geng-Xu: Xu clashes open his Chen vault and clashes his day branch, but the year is unfavorable. Large expenses or a forced move are likely; the worst outcome is a mortgage beyond his means.
- 2032 Ren-Zi: Resource is favorable. With family support, institutional backing and better loan terms, buying then is much steadier.
- What to do: keep the mortgage conservative (monthly payments within a third of income) and a solid emergency fund; better a smaller home, later, than a home that crushes daily life. See wealth-heavy, weak Day Master.
2. Peers taking Wealth: write ownership down
About 13.1% of charts have many Peers (Friend, Rob Wealth) and little Wealth; the classics say your own kind tend to split your money. In home-buying terms, take special care with joint purchases with siblings, friends or a partner, shared ownership, or buying in someone else’s name: contributions, title, who pays the mortgage, and what happens if you sell or part ways should all be in writing. 3. After you buy: dates and facing
- A date to move in: see moving-house dates.
- The home’s facing and layout: see the Eight Mansions. The house trigram’s good directions are about the home itself and differ from your BaZi favorable directions.
- Where to live and which climate: see direction and climate.
A checklist before you buy
- Deposit and emergency fund: beyond the deposit, keep at least six months of living costs, most important for wealth-heavy, weak charts.
- Loan size: keep monthly payments within a third of income, and check you could still pay if rates rise.
- Ownership and contributions: for joint purchases, shared ownership or buying in another name, put contributions and title shares in the contract, most important where Peers take Wealth.
- Living in or investing: if Wealth is unfavorable, buy to live in and do not treat the home as a short-term speculation.
- Timing: check home-buying timing and avoid big decisions in unfavorable years with large money moves.

Above all, keep the mortgage conservative and leave a solid emergency fund; do not buy beyond your means just because opportunity is plentiful. A year with favorable Resource, with family or institutional backing, is a steadier time to buy.
Can someone with many Peers buy a home with others?
Yes, but write down ownership: contributions, whose name is on the title, who pays the mortgage, and what happens if you sell or part ways, all in the contract.
Can my BaZi favorable direction decide which way my home faces?
