BaZi and Buying a Home: Is Property in Your Chart, and Which Years to Buy
For most people a home is the largest purchase of their life. People ask “does my BaZi show property?” and “when should I buy?” BaZi answers three things: whether you hold on to money, whether you get help from family and institutions, and whether you can carry a large loan, then the annual pillars add timing. This page explains all of it and includes a tool that works from your birth date.
Buying a home: BaZi looks at three things
- Can you hold on to money? The wealth vault. When the storage branch of your Wealth element appears in your four pillars, the classics call it a wealth vault: you tend to save and keep. For how vaults are defined and whether every Chen, Xu, Chou or Wei counts, see the wealth vault.
- The home and the deed: the Resource star. The classics treat Resource as the house, the roof over your head, and as documents and contracts; it also stands for parents, institutions and security. If Resource is favorable, family or institutional help (such as a subsidized loan) tends to feature when you buy.
- Can you carry it? Whether Wealth is favorable. If Wealth is favorable and you are strong enough to hold it, large sums are easier to manage; if Wealth is unfavorable, or the chart is wealth-heavy with a weak Day Master, a big mortgage weighs more.

Only a third of charts have a wealth vault
How we counted: our engine cast one chart for every day from 1960 to 2005 (birth hour drawn at random, alternating male and female), 16,802 charts in all, and read the ten years from 2026 to 2035 for timing. This describes how chart structures are distributed; it says nothing about whether any real purchase will go well.
Few people have a vault, favorable Wealth and a strong Day Master all at once; a vault together with favorable Wealth is only 8.8%. Resource, on the other hand, is favorable for seven people in ten. So for most people, buying a home leans on Resource: family support, a steady job, institutions, contracts and planning, one step at a time rather than one big bet.

Uses your Gregorian birth date, with the day changing at 11 p.m. BaZi years change at Lichun (around February 4), so January and early February still count as the previous year.

- His chart: Ming is a Yi Wood Day Master, strong, with favorable FireMetalEarth and unfavorable WaterWood. For Yi Wood, Earth is Wealth; his month branch Chen is Earth’s storage branch, so he has a wealth vault. Wealth is favorable and he is strong enough to carry it.
- 2027–2029: the years bring Earth (Wealth), and it is favorable: income and opportunity are good, a time to build a deposit.
- 2030 Geng-Xu: Xu clashes open the Chen vault, and Xu Earth is favorable Wealth. An opened vault means large sums moving; for Ming, whose Wealth is favorable, it is a good moment to turn savings into property.
Zhe: the same 2030 calls for caution

- His chart: Zhe is a Jia Wood Day Master, weak, with favorable WoodWater and unfavorable FireEarthMetal. His chart is full of Earth (two Chen branches and a Chou), a classic wealth-heavy, weak-Day-Master chart; he has wealth vaults, but Wealth is unfavorable to him.
- 2030 Geng-Xu: Xu opens his Chen vault too, and clashes his day branch, but the year is unfavorable. Large expenses or a forced move are likely, and a mortgage beyond his means would weigh heavily.
- 2032 Ren-Zi: Ren and Zi Water are his Resource, and favorable. With backing from family and institutions, buying then is on firmer ground than in 2030.
Three common misunderstandings
Any Chen, Xu, Chou or Wei in my chart is a vault, so I will save money.
Those four are storage branches in the broad sense. What matters is whether one is the storage branch of your own Wealth element, and whether Wealth is favorable. Zhe has two vaults and unfavorable Wealth, so more money means more pressure. See the wealth vault.
The year my vault is clashed open is a year of fortune and a time to buy.
An opened vault means large sums moving; whether in or out depends on whether the year is favorable. Ming and Zhe have the same vault opened in the same year, and one should buy while the other should be careful. For the money-making side, see when wealth comes.
